
House buyers can cut up to 47 percent off the price of a home by looking just beyond the most fashionable postcodes, according to a new study from a major UK bank.
Neighbouring postcodes deliver the biggest discounts
The analysis compared the most expensive postcode in each region with the cheapest adjacent postcode that shares a border. In the North East, the premium area NE26 – covering Whitley Bay and Seaton Sluice – carries an average price of £304,022. Shifting a short drive to NE24, which includes the port town of Blyth, reduces the average price to £162,075, a drop of £141,947 or 47 percent.
Similar gaps appear elsewhere. In the East of England, the affluent Harpenden postcode AL5 averages £587,884. Nearby LU1 – South Luton – sits at £351,742, delivering a 40 percent discount and a saving of £236,142. Yorkshire’s York South Bank commands £378,295, while Selby offers homes for £242,001, a 36 percent reduction.

Greater Manchester buyers can move from Altrincham to Carrington for a 30 percent price cut, and in the South West, swapping Bristol’s Clifton for Portishead trims the cost by 25 percent.
London’s coveted NW3 homes average £778,767. Relocating to the adjacent NW2 neighbourhood of Cricklewood brings the price down to £546,348, a 30 percent saving.
First‑time buyers may find these marginally different locations provide a realistic entry point onto the property ladder without sacrificing access to jobs, transport links or local amenities.

Beyond the most coveted postcodes, the range of housing stock expands, from period terraces to newer builds, each with its own character and community feel.
While the study highlights clear financial benefits, buyers should weigh other factors such as school performance, future development plans and local services before making a move.
Overall, the data highlights a practical strategy: by expanding the search radius just beyond a flagship postcode, buyers can secure substantial savings while remaining close to the amenities that originally attracted them.
